Phase 1 — Discovery Visit
$100

A comprehensive walk-through of your home conducted by a Koester Insurance advisor. We document construction quality, premium finishes, mechanical systems, smart-home infrastructure, and any features that affect replacement cost or risk profile.

Phase 2 — GRC Report
$400

A qualified estimator produces a detailed Guaranteed Replacement Cost report — the formal documentation required by premium insurers to lock in GRC coverage on your dwelling. This is the gold standard for high-value home insurance and eliminates the risk of being underinsured at claim time.

Our deductible waiver promise creates a documented accountability standard. When you submit a material claim update in writing and the assigned adjuster does not respond substantively within 24 hours, we step in — documenting the timeline, escalating on your behalf, and waiving your first $1,000 deductible on that claim.

This includes custom-built estates, heritage properties, architecturally significant homes, and properties with premium finishes, smart-home systems, or extensive outbuildings. Standard home insurance policies are not designed for these risks — specialized coverage is required.

A Phase 1 visit ($100, fully credited toward your policy) is a comprehensive walk-through to document your home's construction quality, finishes, systems, and unique features. This allows us to place your coverage accurately and identify any gaps. A Phase 2 visit ($400) goes further — a qualified estimator produces a detailed Guaranteed Replacement Cost (GRC) report, which locks in the dwelling replacement value with your insurer. The GRC report is the gold standard for high-value home coverage and is required by most premium insurers.
